    After a brief review and introduction, General Appraiser Income Approach/Part 1 opens with a graphic treatment of the time value of money, the six financial functions of a dollar, and important associated concepts. A thorough, detailed analysis of gross income including leases and the various expenses appropriately deducted from gross income follows, with realistic case studies of several income property types. Direct capitalization is then presented using overall capitalization rates, band of investment, and residual techniques. Substantial class time is devoted to practicing the taught concepts to prepare participants for the exam.

    You will be asked to clear the calculator’s memory before and after the examination. Only one calculator is permitted in the testing room. Examinees taking most AI exams may bring their own calculator to use during the exam. Laptops, cellular phones, tablets, iPads, wearable technology (smart watch, Apple Watch, Google Glass, etc.), and other devices that can store data or connect to the Internet are NOT permitted during the exam. In addition, all watches, wallets, bags, and purses must be removed and stored out of reach prior to taking the exam.

    ATTENDANCE POLICY:

    To receive credit, 100% attendance of classroom time is required for all Appraisal Institute education programs.  Partial credit is not permitted.

     

    EDUCATION HOURS:

     Tuition includes a downloadable set of course materials. It does not include a shipped printed set of material. 

     

    STUDENT COURSE MATERIAL:

    Student course material is automatically provided to ALL students via a download option. Please have your computer/reader available with the downloaded material or have a printed copy of the material with you.  If you would like to receive a printed copy of the course material, you will have an option during the registration process to order a set. Students requesting printed material will be charged a material fee plus shipping in addition to the tuition. (Note that if you do not receive the material shipment in time for class, please download or print a copy of the material from the Education and Events section of your AI account.)

     

    How to Download Course Materials?

    1. Sign into your AI Account at www.appraisalinstitute.org with the username and password you used when you registered. 
    2. Click on “Education and Events” located on the right navigation menu. 
    3. On the My Events page, find the course under the “Classroom Offerings/Synchronous Offerings/Conferences” heading and click the "View" button. 
    4. Scroll down to the “Download Course Materials” section and click on each link to download the course materials.
